1. Leasing

We use a variety of tools and techniques to ensure that your property is leased quickly and to the right tenant within the law so that your rights has owners are protected.

Database
Using our qualified database of prospective tenants and our networks with Relocation Agents we are able to match property and tenant

Prominent signage ensures that your property jumps out and catches the eye of any passerby.
1300 Lets Lease
Our easy to remember 1300 is retained and is often the first contact point from prospective tenants.

Internet
Our premium subscription to all key real estate portals including domain.com.au and realestate.com.au as well as our own website ensures that your property is exposed to the largest number of people looking for lease property.

Property Viewings
Showing your property quickly to every prospective tenant is imperative to leasing it quickly.
In addition to two advertised viewings per week we will make personal appointments as soon as possible outside of these times.

Applications
In addition to checking a national tenancy database we thoroughly check all employment and previous tenancy references and require a 100 point identification check for each applicant.

Legal Documentation
We have ample experience in drawing up and executing Residential Tenancy Agreement that comply with NSW legislation. Prior to tenants taking occupancy, we conduct a comprehensive condition report with photographic evidence.

2. Property Management Services

Once your property is leased it is imperative that it is managed professionally so that you receive the return you deserve and your property grows in value.

Repairs and Maintenance
We only uses qualified, licensed and insured tradespeople who are both reliable and competitively priced. Alternatively, if you have a preferred maintenance team, just let us know and we will liaise with them in regards to the maintenance of your asset.

Collecting Rent
we make it easy. With multiple ways for tenants to pay their rent there is less likelihood of them missing a payment.

Pro-active Arrears Management
We have a systemised approach to managing tenants who fall into arrears. They are contacted promptly and steps are taken swiftly to bring their account back into line.

Rent Reviews
We know the rental property market. We undertake reviews on a quarterly basis and keep you informed as to what your property is worth

Property Inspections
Twice a year we provide a detailed report on the condition of your property and outline any maintenance issues. We invite you to attend inspections with us.

3. Financial Management and Reporting

Any asset requires a certain level of financial management. We do all that can be done to make this as painless as possible for you.

Rental Income
All income is direct deposited to your nominated bank account each month.

Paying Bills
We take care of paying all of your regular bills, such as rates and strata fees as well as paying for repairs out of your rental income saving you time and stress.

Monthly Reporting
At the end of each moth all your transactions are reported in a Monthly Tax Invoice.

End of Financial Year Tax Invoice Statement
To make tax time easier, we provide you with a breakdown of all rental income and expenditure. Simply hand this to your accountant, its that easy.

Transferring Your Management

To make it easy for you to transfer your investment property to us, we will liaise directly with you existing manager and take care of all the detail.
